1. Due Diligence
    • Due diligence is the investigation or exercise of care that a reasonable business or person is expected to take before entering into an agreement or contract with another party, or an act with a certain standard of care. It can be a legal obligation, but the term will more commonly apply to voluntary investigations
  2. Society NOC
    • Our Society is a lessee of MHADA under a Lease agreement dated 30th Dec. !988., in Charkop, Kandivali (W). I am the original member among the 17 members in the said lease agreement with MHADA. I want to sell my flat to a buyer who has a loan sanction letter from HDFC Ltd. I need a format under which Society can issue me a NOC, which will be acceptable to the said Financial Institution.
  3. SRA Noc Transfer
    • This will be known as a transaction fee and will be made binding in the registration of the documents of sale. The fee will be equal to the maximum stamp duty on the property, or Rs 1 lakh, whichever is more. The buyer will have to submit a domicile certificate for acquiring an SRA flat.
  4. Bank Home Loan
    • The bank has to make sure that you’re able to repay the loan on time. The higher the monthly disposable income, the higher will be the loan amount you will be eligible for. Typically, a bank assumes that about 50% of your monthly disposable/surplus income is available for repayment. The tenure and interest rate will also determine the loan amount. Further, the banks generally fix an upper age limit for home loan applicants, which could impact one’s eligibility.
